Buying your home


Buying a home is an ever-changing process

So whether this is your first purchase or your last, we are here to guide you through the process with our personal approach that includes education, support, and constant communication. We want you to feel comfortable asking any and all questions to help make your purchase as stress-free and pleasant as possible. Finding a home you love is exciting and we are here to make it a great experience!

STEP 1 | Let’s Talk & Meet

During our initial call or meeting (we are virtual as well), we'll get to know you and your goals. We'll also take this time to explain how we plan to represent and guide you at every step of the process.

Next, we'll uncover what you're truly looking for and create your ultimate wish list. This wish list should include things like your likes, dislikes, and must-haves so we can begin narrowing down the homes on the market that fit your criteria.

STEP 2 | Get Pre-Qualified

The last thing you want to do is fall in love with a home that's simply outside of your price range.

Getting pre-qualified for a mortgage will prevent this from happening and allow you to focus on looking at homes that not only meet your criteria but more importantly, fit within your price range. We provide a complete list of documents your mortgage broker will need so you can begin gathering your required paperwork together.

STEP 3 | Finding the Right One

Not only will we send you listings that meet your criteria, but we'll also set you up on MLS alerts so new listings are sent straight to your inbox. After browsing homes online we’ll visit the ones you really love in person as there is nothing that replaces visiting a home “live”.

We want you to find a home that gives you that “wow” feeling where you can truly picture yourself living.

STEP 4 | Once We Have Found the Perfect Home

We'll offer our professional opinion of value given current market conditions and assist in writing an offer that may include conditions (such as a home inspection or mortgage financing), inclusions (such as appliances), and potential move-in dates. We will present your offer to the seller and negotiate any changes between you and the seller.  This may sound overwhelming but we're here to make this process as easy as possible for you.

STEP 5 | Now That You Have An Accepted Offer

Once we have an accepted offer from a seller we go through the process of condition removal. We get your mortgage financing in place, have a home inspection to make sure the home is in good condition & any other conditions that may have been written into the agreed-upon contract. Once conditions are satisfied we move on to the last step.

STEP 6 | Complete & Celebrate!

Congratulations! It's time to close on your dream home. Just prior to completion day, the final paperwork is signed and then the home is officially handed over to you on the agreed possession time.

We’ll get the keys to you and now it’s time to celebrate: you are officially a new homeowner!
